Work Completed to Date

Foundation & Structural Slab

• Concrete foundation, footers, and main slab have been completed and passed inspection.

• Perimeter grading and drainage preparation were finalized before vertical construction.

Masonry & Structural Shell

• Both first and second-floor CMU walls have been erected and tied in with structural beams.

• Lintel pours and tie-beams completed for all window and door openings.

• Rough window and door openings have been properly framed and verified for consistency with architectural plans.

Roof Framing

• Full truss package installed and braced across the second level.

• Plywood roof decking material staged and ready for installation.

• Crew is currently finalizing alignment, hurricane straps, and hold-downs before sheathing begins.

Site Organization

• Jobsite remains clean and efficiently staged.

• Construction trailer and waste container on site; regular cleanup schedule being maintained.

• No active erosion or access issues present.

Upcoming Work

The following milestones are scheduled for the next two weeks:

• Roof sheathing installation and dry-in.

• Window and exterior door installation.

• Rough-in for mechanical, electrical, and plumbing (MEP).

• Exterior waterproofing and stucco prep.

Once the structure is watertight, interior framing and system layouts will begin concurrently.

Summary

This build has successfully reached the framing milestone, marking approximately 40–45% total completion. The project remains within budget and projected timeline. The waterfront location and quality of construction continue to align with high-end custom home standards in the surrounding area.
