About this Project

2462 Ensenada began as a severely distressed, partially collapsed block structure left in disrepair. The original home suffered extensive damage and deterioration, leaving only portions of the exterior CMU block walls intact. What followed was a complete redevelopment effort, transforming the site into a fully rebuilt, modern Florida home with brand-new structural components, utilities, roofing, interior systems, and finishes.

Today, 2462 Ensenada stands as a new-construction-quality home built upon a reinforced foundation and engineered shell — essentially a new home built on an existing footprint.

As the project began taking shape, a big part of the early focus was simply getting clarity around how the property would ultimately function, what needed to be preserved, and how the redevelopment could come together in a way that made sense both structurally, practically and financially.

Like many large-scale residential projects, the scope evolved as details became clearer and planning progressed. As the overall direction of the redevelopment became more defined, it also became easier to align planning, budgeting, and expectations before major construction moved forward.

Taking the time to work through those details upfront helped create a smoother path once construction was underway.

    Scope of Work:

    1. Demolition & Site Preparation

    • Removed all damaged interior framing, roof systems, and unsafe structural elements.

    • Cleared vegetation, debris, and compromised materials from the site.

    • Preserved only the structurally sound portions of the CMU walls after engineering evaluation.

    • Prepared the entire lot for future grading and reconstruction.

    2. Structural Reinforcement & Shell Rebuild

    • Repaired, reinforced, and replaced CMU block where required to meet code.

    • Installed new tie-beams, lintels, and structural connections.

    • Brought the entire structural shell up to current Florida wind-load standards.

    3. Complete Roof Reconstruction

    • Installed new engineered trusses and roof framing system.

    • Added new sheathing, waterproof underlayment, and architectural shingles.

    • Integrated new soffits, fascia, and gutter system.

    4. MEP (Mechanical, Electrical & Plumbing) Modernization

    • All new electrical wiring, panels, switches, and lighting.

    • Entirely new plumbing rough-ins and supply lines.

    • New HVAC system installed, including ductwork and mechanical equipment.

    • Brought all utilities up to 2024 building and energy codes.

    5. Exterior Upgrades

    • Full exterior stucco refinishing and repainting.

    • Installation of modern impact windows and exterior doors.

    • New garage door installation.

    • Added exterior lighting and porch details.

    6. Site Work & Landscaping

    • Machine-graded the yard for drainage and curb appeal.

    • Installed driveway improvements and concrete repairs.

    • Cleared and trimmed surrounding vegetation to open up the lot and improve sightlines.

    • Prepared the lot for sod, plantings, or future outdoor amenities.

    Final Result

Today, 2462 Ensenada stands as a fully transformed property — from stripped-down remains to a clean, modern, code-compliant Florida home with decades of life ahead.
